THE TOOKIE TINY HOUSE


THIS SLABTOWN CUSTOMS BUILD IS AN 8' WIDE AND 24' LONG TINY HOUSE WITH RUSTIC PINE EXTERIOR SIDING INSTALLED IN A LAP PATTERN.  IT IS BUILT ON SKIDS INSTEAD OF A TRAILER SO IS MEANT TO BE SET UP PERMANENTLY ON A SITE, BUT IT IS STILL EASILY MOVED IF NEEDED.  IT'S BUILT ON TREATED LAMINATED WOODED SKIDS,  HAS 2X6 FLOOR JOISTS WITH HURRICANE TIES, 1" OF SUB FLOOR MATERIAL, FULL STANDARD 2X4 FRAMING WITH 9' TALL SIDEWALLS. THE 9' SIDEWALLS ARE USED TO GAIN MORE HEADROOM IN THE TWO SLEEPING LOFTS THIS HOUSE HAS, WITH 7' TALL CEILINGS IN THE AREAS BELOW THE LOFTS THIS GIVES US ALMOST 2' OF WALL SPACE IN THE LOFT AREAS BEFORE THE ROOF STARTS TO MAKE IT'S RISE.

THE HOUSE HAS AN 8X8 BEDROOM ON ONE END SO COMBINED WITH THE TWO SLEEPING LOFTS IT WILL ACCOMMODATE SEVERAL PEOPLE.  THE BATHROOM IS ON THE OPPOSITE END AND INCLUDES A 3'X3' SHOWER STALL,  FULL SIZE TOILET AND 18" SINK/VANITY.  THIS PARTICULAR UNIT WAS CUSTOM BUILT TO BE A RENTAL UNIT MUCH LIKE A MOTEL ROOM SO IT DOESN'T HAVE A COMPLETE KITCHEN, ONLY A DORM STYLE FRIDGE AND A MICROWAVE ALONG WITH OAK BASE CABINETS AND COUNTER TOP.  ABOVE THE COUNTER TOP ARE ELECTRIC AND CABLE CONNECTIONS TO ALLOW A WALL MOUNTED FLAT SCREEN TV.

AS WITH MOST OF OUR SMALL HOUSES IT IS FULLY WIRED AND PLUMBED LIKE A SITE BUILT HOME BUT HAS RV TYPE CONNECTIONS,  ITS FULLY INSULATED WITH FIBERGLASS IN THE FLOORS, WALLS AND CEILING.

THE HOUSE IS COMPLETELY SET UP FOR 110V SERVICE AND INCLUDES A 19 GALLON WATER HEATER AND HEAT/AIR UNIT MOUNTED IN THE WALL.  THE HOUSE HAS A 9 LITE 36" WIDE ENTRY DOOR, 3 3X3 WINDOWS INCLUDING ONE IN THE BEDROOM AND ONE IN THE BATHROOM FOR A NICE BALANCED EXTERIOR LOOK,  AS WELL AS ONE IN THE LIVING ROOM,  WITH ONE 2X2 WINDOW IN EACH LOFT.  ALTHOUGH THIS UNIT DOES NOT HAVE A COMPLETE KITCHEN, ADDING REMAINING NEEDED APPLIANCES WOULD NOT BE A PROBLEM. 

THE SET OF PICS SHOWN HERE WERE TAKEN BEFORE THE LADDERS WERE INSTALLED TO ACCESS THE LOFTS BUT THERE WAS ONE IN FRONT OF EACH LOFT BEFORE  IT WAS PURCHASED.  THE BATHROOM AND BEDROOM DOORS ON THIS UNIT ARE POCKET DOORS THAT SLIDE INTO THE WALL SO THEY DO NOT CREATE A PROBLEM WITH ROBBING SPACE AROUND THEM WHEN OPENED.

THE FLOORING IN THE HOUSE IS HARDWOOD LAMINATE WITH A CHERRY COLOR IN THE MAIN FLOOR AS WELL AS LOFTS.  A HIGH GRADE VINYL IS INSTALLED IN THE BATHROOM.

THE PARTNE TINY HOUSE

The following pictures are of a custom tiny house that we call the Partne. This house was named after the buyer and designer and is pronounced "Partnay".

It is 10' wide and 22' long, with pine log siding and a bright red metal roof, however you may choose a different color roof. It has a 3' x 3' front porch. This little home has a kitchen with a apartment size range that runs on propane.  A full size refrigerator, single basin sink and a food prep area complete with two pull out drawers, dining counter / bar, overhead cabinets as well as lower base cabinets make for an amazing tiny home kitchen and eating area.  Other features include a nineteen gallon electric water heater hidden under the kitchen work area, a ladder to access the loft is conveniently located at the end of the kitchen bar. The bathroom features a full size porcelain toilet, a spacious 36" shower stall, a large sink with a vanity and storage. A large closet / utility room has a washer and dryer hook up. A large electrical service will allow this tiny home to be set up like a standard RV on 50 amp 110 service with the ability to hook up to 220V service to allow for a electric dryer if desired.


As if that is not an impressive list of features for a tiny house, this house comes with solid true hard wood flooring including both lofts. The bathroom features ceramic tile, however it was not installed at the time pictures were taken.

As seen this house is fully insulated with fiberglass in the floor, walls and ceiling. It is wired with 12-2 with ground, plumbed with P.E.X. and PVC as applicable. It sits on a steel I-beam frame with two 8000# axles and bumper pull hitch.

The log siding is trimmed at the corners and gable ends of the roof with solid pine hand hewn timbers.
The trim around the door and windows features two inch thick solid pine.
